Project Description
This project was aimed to set the precedent for future commercial and mixed-use developments in Doha’s accelerating economy.
The planning for these 20 hectares, mixed use development site is in two halves, a commercial half at the East side near the Shamal Road which accounts for most of the development and parking as built up area.
The west side of the site has less intensive land use and is dedicated to residential. The planning for the Shopping Mall is Ground plus One plus leisure. The building stacks up at the south end with leisure tenants such as the cinema screens and the Family Entertainment Centre. The roof in this area sweeps upward and over the roof of the shops area of the mall.
The West Mall at the second level makes the most of a connection of casual dining for all visitors to North Gate.
The shopping Mall is a racetrack design in plan. It is anchored north and south by up to five major department stores. The east side end fronts the Shamal Road and is therefore the main drop off, and is the zone of the fashion shops, and other high-end retail.
The west mall opens to the mix of uses, the six large G+4 office buildings, the serviced apartments, the club house, and the gardens of residential. The leisure uses, shared by the shoppers, office workers, and residents are at the west: restaurants, cinemas, specialist businesses, services.
The Shopping Mall has a built up area of 140,356 m2 excluding the loading areas and the parking.
