Durrat Al Mukallah Development

Location: Republic of Yemen Client: Sheikh Abdullah Bugshan - The Yemen Group Consultants: Associated Consulting Engineers (ACE) Project Description This study was commissioned to prepare a detailed Master Plan and to explore the feasibility of developing a 410 hectares piece of coastal land along the Arabian Sea at Al Rayyan near Mukallah, El Yemen. The proposed development is based on a Residential / Resort type project aimed at selective clientele. The aim of the Study is to determine the most appropriate way of enacting policies for development with the ultimate objective being to fully utilize and maximize existing opportunities and to minimize investment required for development. The main facilities incorporated in the project included: • Around 850 villas including Luxury villas with own beach, • Over 4000 Apartments and Chalets, • 5 stars Hotel with Marina and Marina Village, • Commercial Core area with shopping, civic and ancillary support facilities, • Extensive provision of outdoor recreation facilities. Consultancy Services The study consisted of the General Plan of the area, zoning, roads and circulation, and a master plan of all infrastructure networks and their linkage with the existing networks; these include water distribution, drainage, wastewater collection, electrical, lighting and communications; detailed percolation and earthworks as well as detailed design of phase 1 road and infrastructure networks were also included.
